Idu Rail-Linked Logistics Park — Phase 1
Four 1,200m² clear-span warehouses with rail siding access, 40-tonne pavements and a 600kWp solar canopy — Phase 1 of a 12-unit park.
The engineering challenge
Black cotton soil across 60% of the site swells and shrinks seasonally, historically condemning Idu slabs to early failure, while the programme demanded steel erection to start before the rains.
How we solved it
We excavated and replaced 1.2m of expansive clay with cement-stabilised laterite under a monolithic post-tensioned slab — faster and 18% cheaper than piling. Steel packages were fabricated in parallel in Kaduna, letting erection begin nine days after slab cure.
